Yes. For properties we manage, we operate an after-hours emergency line for genuine emergencies — burst pipes, electrical safety issues, lockouts, gas leaks, and break-in damage. Non-emergency requests (e.g., cosmetic issues) are handled during business hours.
Who pays for maintenance on a rental property?
Under the Residential Tenancies Act, the landlord is responsible for ensuring the property is in good repair and maintaining inclusions, structures, fixtures, and fittings. Tenants are responsible for cleanliness and for damage they or their visitors cause. We triage every request and allocate responsibility appropriately.
Do I need my smoke alarms upgraded?
Queensland’s smoke alarm laws require all rental and sold properties to have interconnected photoelectric smoke alarms in every bedroom, in hallways connecting bedrooms, and on each storey from 1 January 2022 (for rentals and sales) and from 1 January 2027 for all remaining homes. We coordinate upgrades through licensed electricians.
